The Letting Centre provides unrivalled support to tenants who are renting a property from us in Melbourn and the wider Cambridge area.

We know that finding a new home can be stressful. We’ve seen first-hand just how chaotic the moving process can be. Most of all, we appreciate the security that can come with having somebody to turn to when problems arise. That’s why we strive to become the trusted port of call for our tenants and their landlords by delivering a service that extends far beyond securing you a move-in date.

You can rely on our letting agents to not only streamline the application process and get you moving as soon as possible, but also to look after you throughout the course of your tenancy.

How we work

We provide access to some of the best rental properties in our little corner of the county. Whether you’re thinking of renting an apartment in Melbourn, leasing a character cottage in Buntingford or putting down roots in a beautiful town house in the centre of Cambridge, we’re confident we’ll be able to match you with your perfect property in your ideal location.

If you’re renting for the first time, we’ll help you get to grips with the letting process, and if you’re looking to leave your current tenancy and move to a different property, you can count on us to make sure the transition into your new home goes smoothly.

Once you’ve settled in nicely, our team will be on hand to make sure any maintenance issues are handled as quickly as possible, and that you have everything you need to enjoy your new surroundings.

Why live in Melbourn?

Boasting brilliant links to Cambridge city centre and other key locations in Cambridgeshire and Hertfordshire, Melbourn offers the best of both worlds for young professionals, families, singletons and retirees who want to be close enough to the area’s industrial hotspots yet also enjoy the benefits of semi-rural living.

The Hight Street – where The Letting Centre is based – offers all the amenities you need, and there are plenty of places to eat and drink if you enjoy the odd night out with friends. The village hosts both primary and secondary schools, and the famous Melbourn Science Park lies to the north of the landscape. Perhaps best of all, though, rental prices here are still significantly lower here than in more built-up parts of Cambridgeshire, which means you can get often get a very reasonable deal on a beautiful property.

The Letting Centre also rents properties as far south as Buntingford, Clavering and Saffron Walden, which are all equally lovely places to live!

"They provided a really outstanding service, going above and beyond what was promised. Every problem was quickly ironed out and they were a pleasure to deal with."

Your step by step guide to renting a property

Finding and renting the right property isn’t as daunting as it sounds. Follow the steps below, and you’ll be picking up the keys to your new pad in no time!

Signing a Contract

Work out what you want

If your search is going to be a success, you need to know exactly what kind of property you’re looking for from the start.

Perhaps you need to be close to the hustle and bustle of Cambridge. Maybe being close to the countryside is more important to you. Either way, you need to think about how your new home is going to fit into your desired lifestyle.

Once you’ve built a picture in your mind of the kind of accommodation you want, it’s time to talk money. Our advice is always to set a realistic budget, and stick to it. You will need to prove to your landlord that you have enough monthly income to cover your monthly payments, along with your utilities, your council tax bills, and all the other expenditure that comes with having your own place. Our letting agents can help you determine how much you can afford to spend.

Start your search

Take a look at the properties that are currently available to rent in the local area and get a feel for what’s out there. When you see something you like, be sure to arrange a viewing sooner rather than later to avoid missing out – after all, there’s an awful lot of competition for rental properties in Melbourn and its surrounding towns and villages!

Register your property preferences with The Letting Centre, and we’ll be able to notify you when a suitable house or flat becomes available.

Apply for your tenancy

Once you’ve seen a place you love, it’s time to get the ball rolling by paying your holding deposit and completing your tenancy application paperwork.  We will then use this information to apply to your current landlord and employer for a reference as well as conducting a credit check.

Undergo right to rent checks

The Immigration Act 2014 states that, as letting agents, we need to double check that our adult tenants have the right to rent a home in the UK. We will ask for proof of this when you make your application but will also need to verify your ID in person at our offices in Melbourn.

Organise your move

Now that all the paperwork is out of the way, it’s time to arrange your move! Once you’ve paid us your initial rent payment and the required deposit, we’ll agree a move-in date and arrange to meet you at the property to verify the inventory with you (an important document that details the current condition of the property, it can avoid damage claims and discrepancies at the end of your tenancy) sign paperwork, take photographs, meter readings and hand over keys
